I have seen pumpkin sales, Christmas tree sales, fruit stand, boiled peanuts, eyeglasses stand, carpet truck sales, landscaping storage,etc.If you put temporary things on the land to offset taxes then make sure it is not things that could environmentally contaminate the land such as a used car lot etc.

As a landscape contractor l keep copies of all my insurance paperwork in each truck I send out.  

The lease I have is electronic, so they could sign it electronically before December 1.   

@John P. this may be a very newbie statement but from looking at the pictures, and without doing a walk through yet, most everything looked to be up, i would have probably check more into the roof and change the cupboarding a bit, some fresh paint,and landscaping, what are you seeing?

I'm not a landscaper but adding some bushes up front to cover all that blank wall space would help.

Hi Sam, cannot attest for Cincinnati or Columbus, however, Cleveland is certainly my domain, I am very familiar with the landscape, various neighborhoods, expectations associated with area and price range in NE Ohio. 

If you spend a few bucks on landscaping, lighting, and other exterior/neighborhood-type improvements for each of the buildings, you'll raise the desirability of the area at least a bit.

My estimates include modest landscaping refreshes and often $10,000 in plumbing/electric, properly refinishing older tubs and sinks, not replacing with fiberglass, proper renovation of wood siding, not covering in vinyl, etc. 

Currently working for my township as a road crew worker also I have a landscaping business so I'm a very hands on guy.

Right now I'm mostly doing landscaping a few days a week.
