These deals have always cash flowed well, but these purchases were also made with the idea of further developing the properties.One property can easily be short platted leaving the existing 3 bdrm home and allowing for a home in the 400 to 500 K range.

SF and MF will potentially perform differently in these three areas, so it depends on your plan.For example, a MF might cash flow better, but won't appreciate as fast and can't be exited as easily, so therefore is maybe a better choice for a long term buy and hold.

I see that most flips try and capitalize on these opportunities.With the crash, prices were hit so hard that one could easily find homes selling for a discount readily via MLS- something that requires very little work to access.

Pros would be the possibility of a bunch of business from it Cons would be you would be easily identifiable if someone wasn't too fond of you.Probably something I'd consider if I ever got to that point but I'd probably store the vehicle somewhere other than my house.
