I don't have an advertising budget but I know that cold calling ads in the paper and driving around aren't going to maximize my ability to find properties.

Drive around looking for distressed properties.

The market has had negative growth for the past 8 years if you factor in inflation, real wage growth, stability of our market, consumption vs. production, spending vs. savings, and many other factors.

Since your rent may be fixed for a much larger period of time, a sharp rise in interest rates can cut seriously into your cash flow (or even turn it negative, potentially); and (2) higher interest rates will drive cap rates up (since buyers will need to be able to cover the mortgage with a higher interest rate).

That used to drive me nuts with a few of the agents I used to work with.

We have so many REO's and foreclosures that they are driving the market.

I too have a fear of starting out.I only have decided that I was going to do this about 2 months ago.I've done a lot of reading these past two months, and have worked a little in residential construction but I still have a lot of things I worry about.I've already lined up financing, got a real estate agent, and looked narrowed about 30 drive by's to 5 or 6 properties I've looked at and I'm pondering making an offer.The thing is these properties are not in the best areas.

What you wear is not nearly as important as what you know...I actually listened to a speaker who said he dressed like a 'Hill Billy" because he didn’t want the seller to know he was successful...Personally I believe that if you have great systems in place it doesn’t matter what you wear or what you drive up in for that manner..I wear a suit, sometimes levis and a polo shirt and occasionally shorts and a polo shirt..If I am not in my suit I am always in a shirt that tells the world what I do..
