In hindsight, perhaps this is not the best profession to be in when it comes to passive income (although I do receive "residual" checks for some productions... so there is some passive income involved).At this point, it looks like my most feasible path to $5K/month passive income would be to scale a RE portfolio, and have some diversification in my investments as well.

My thinking at the moment is this:1) The probate list is probably the most productive option to start with based on courses I've taken2) Code violation list is also nice and somewhat automatable (in the sense of outreach efforts)3) Driving for dollars will require paying someone around $10/hr and I'm not sure what I'll get from that.

if you have a good product at a fair price you will always have renters.

And as a product of its usefulness, of its profitability, of the benefits it provides, NOT because we have real evidence but on the basis of vague suspicions and a great deal of sentimentality, glyphosate has become the whipping boy for all the environment's problems.

No cost and it gives you 1-1 conversation to sell your product.

It seems a bit counter-productive and confusing (albeit human nature) to start with a statement of available resources then run hypothetical scenarios of what can be done with those resources.  

As others have said, good marketing exposure (Zillow, FB marketplace), a sign in the yard, a good product (meaning the interior and exterior of the house) and a good, competitive price should lead to finding a renter quickly.
