You can do anything you want to do in life there will always be obstacles but leaping past them makes us winners.

I think your properties look great and I love the whole idea of multiple small detached homes. 

I'd like to start the process within 6-10 months but given the current obstacles that might not be dead set which is okay.

Ever heard about these obstacles in this area?

You need to take into account other factors like attached garage, detached garage, no garage, lot size, etc.  

Later to find out that the property my son lives in is the biggest obstacle because i have no proof of steady rental income. i make about $70k a year at my job, but that is not enough for the bank to approve the loan since they see it as if i were paying for both properties , so my debt to income ratio is off balance.
