Bull market: most everyone makes money.  

That being said, if you're putting together your own lease, you should absolutely have a local attorney look it over to make sure you have everything in it you need (and nothing illegal). 

I understood that the lender wanted their return & the contractor wanted their fair price for services and in doing so (because purchase price became EVERYTHING) I had the room in the numbers to make it happen.

If you're custom building $100,000,000 in Palm Beach and that is their bread and butter market, they'll probably do what they can to make it right.

I will do further due diligence to make a better decision.
