I purchased the property directly from the bank but at the time was not able to front the 20% down payment as I had just closed on two restaurants just a few months prior.The time has come to refinance (to eliminate PMI) and I believe we have a decent amount of equity in the property.

Like most decent properties, townhouses move very quickly in GSO.

Plus, it seems like differentiating the property to have a decent occupancy rate would be harder in a condo.

Purchase price: $48,000 Cash invested: $48,000 2 bedroom single family decent sized yard, I know its not the greatest to invest in 2br but I did !

I have read a few other posts about CG and it sounds like a decent market, but I would like to connect with someone that can tell me about the neighborhoods, returns/ purchase prices, etc.  

This is a decent amount of work, but if you end up with a house at 30 cents on the dollar it can be worth it.

You will need a decent amount of cash for closing costs, especially if you buy from a wholesaler who double closes (their initial closing costs and your closing costs both become your responsibility.)2.
