I have great credit and day job income and qualify for a disgustingly huge mortgage level, even without rents included so mortgages are not an issue for me.

I don't know any big banks that would touch this.I'd call the smallest 5-10 banks and/or credit unions in Birmingham.

I think it is more behind the demand for those units and your credit rating and your ability to pay the loan no matter what happens that counts.Your obligation is only the current leases and what law might apply in that city, that state, or the country it is located in. 

I was looking for an unsecured business line of credit and it led me to them.

Is there a possibility of structural damage ( stud rotting) due to rain pouring in through hole in roof?

My credit is fair and I don't have much cash on hand to finance this deal. 

During the lease back period they did something like 20-30K of damage to the house.. 

I have a good credit score, family members with some money, $200,000 in stocks, bonds, and crypto, and i've started saving between half and two thirds of my income (which i can do because i live with my mom for free).

I have a good income, credit, and ready to do something.
