Hey BP Family, I'd love your insight on this.I'm currently weighing two intriguing options: house-hacking a 4-plex or venturing into the realm of MTR with a single-family home or duplex, particularly for renting to travel nurses.

They give you a 30 day notice of cancellation where you can often times still fix the underwriting concern and rescind the cancellation.If that period has already passed and you currently have no insurance, that may be the reason why other companies won't write you a new policy. 

I can pay for all my problems using the cash flow from my current rentals.

@Devin Peterson Largo allows for STRs but Clearwater does not; there are a few exceptions along the boundary line like my current home.

We need some general input on getting started from the ground up with a decent amount of money to initially invest from the current tax year.

I am currently a resident of Ohio, but my business partner and I spend quite a bit of time in the Carolinas.

Can someone give me some insight on Room Rentals in the Philadelphia area and what are the current stipulations and does this follow the same format for regular rentals as well as evictions? 

Wholesaling is very appealing and I'd love to meet with any current wholesalers who can give me some personal advice or expertise.
