In real estate parlance.. you control the real estate with an option, then offer it to the buyer.

What you wear is not nearly as important as what you know...I actually listened to a speaker who said he dressed like a 'Hill Billy" because he didn’t want the seller to know he was successful...Personally I believe that if you have great systems in place it doesn’t matter what you wear or what you drive up in for that manner..I wear a suit, sometimes levis and a polo shirt and occasionally shorts and a polo shirt..If I am not in my suit I am always in a shirt that tells the world what I do..

I agree - there is usually a "locking mechanism" type thing - try raising the window & snap it out - then look in the channel - there is probably something in the shape of a C or U depending on which way it is turned.....this usually controls the tension rod.....play with that & then make sure they are both locked back in place parallel to each other - then re-insert the window & try it...That in itself may work....

I notice there are several different companies who offer 800 or 866 numbers that have voicemail systems attached.

I have just never heard the name of their scoring system...

Take your list and try each system such as electrical switches, plumbing fixtures, look under sinks, check the attic and basement, etc.Also, you could go find a large bookstore that sells real estate investor related books, find one that deals with rehabs and sit down with a Starbucks and read for free.

If you can control a $200,000 asset that offers tax incentive, appreciation and functions as a place to live while only putting $5,000 of your own dollars in then, the only question that I would be concerned with would be.....

You steal lives and destroy them and there is no consequence.You can't expect people to control their own actions based on good ethics when they are people who have no ethics at all.
