My goal is to house hack a small multifamily as I've read that is the best way to start and it is in tune with my own personal goals.I have also been contemplating for some time about taking classes to become a licensed realtor (which I will be registering for later today) to:1.

They were fine with this arrangement, and they paid rent in 10/2018, 11/2018, 12/2018.  

Does anyone have any experience with this arrangement?

The REALTOR is required by law to provide proper notice and they can't require you to move furniture or arrange your belongings a certain way.

I've always contemplated Butte since I feel Missoula is way over priced right now, at least for flip or long term buy and hold, but my close family are concerned with meth or houses getting trashed.

If you're using the money from a HML to do a fix and flip, it is possible to arrange a deal where you pay them back after you sell the house and close escrow.

Tomorrow there is a snow storm and I am contemplating wether I should try to have the tenant plow the snow, or how I should move forward with making the monthly payment $965 again, and simply hiring someone else for the job.
