At the moment I'm in the process of educating myself before I begin Investing which will be either by November or December 2015.I'm going out of town to Vegas for about a week to learn from my Uncle who owns his own construction company.

It was an unbelievable undertaking, but we pulled it off.Investment-wise, as far as real estate goes, I'm reading everything I can get my hands on, researching the local market, and trying to decide where to start. 

I own a property free and clear but am having difficulties being approved for a construction loan.  

I also have a construction background.

I just closed on a 2050SF brand new construction home .

I don't have the cash or credit for our first undertaking!  

And further, given that such a small group of individuals could undertake such a fraud without detection, what other manipulations are going on that we aren’t yet aware of?

Our decision was based on a few things: we were undertaking an extensive rehab, we had little experience finding and screening sub cons, and we did not want the time crunch of high interest beating down on us.

The contractor that viewed the property with us, estimated the cost of the construction at $100,000 with a 65 day time frame.

I have been involved in the construction process of many flips over the years and finally decided I was on the wrong side of the fence.
