Early on I used to take a complex situation as a challenge not thinking about how hard to work for the return.Now I would take an easy 20k upside versus a hard 40k because in the time it takes to make the 40k happen I could do 5- 20k's for 100k return vs 40k.

Currently my stocks are worth about 30k.My goal is to get involved with commercial real estate (8+ living units per complex).Since I want to use this year to prepare as much as I can, I made myself a list to accomplish before graduation. - Create a website (almost done -- perks of being a software engineer I suppose) - Order business cards - Create LLC - Find tax attorny, accountant, etc. - Memorize vocabulary (find a resonable sized list, make flash cards, and gradually add new ones each day) - Find a mentor & network with investors in the Milwaukee area.Thank You!

Yes there were some minor advantages to be had by using a second mortgage with a lower interest rate, the float on your account and moving money around from one account to the other but it was a complex scheme with not a lot of advantage.

Hello,I have a 10 unit apt complex (5-1brs & 5-2brs) needs $275K in full rehab and can create a 20 % cap plus a 3,187 sf home needing $100K in rehab (5 br 3 ba) in Knoxville, TN..in contract for $59K flipping contract for $65K close by end of month..can stay on board to oversee work and can do 100% of the rehab for $7,500.

If this would have happened at a house in SoCal where all of a sudden a completely to-be-unexpected Blizzard hit, causing this result, then I would probably try to get some sort of a deal worked out.If the overall business relation is worth a million+ then I might also look at this differently, even in Ohio.All these fine points are not mentioned in the post (and also cannot possibly be mentioned as it would be way too complex) and therefore one cannot give a proper answer, as far as I'm concerned.The point I try to keep making is: it all depends on the individual situation.
