Keep in mind when areas appreciate so does the rent and eventually higher appreciation areas can have very high CF if not the highest compared and even above 2% level is very common for the longer runs.

Some flat out don't allow investors to rent the properties.From what I've read / heard here, if you're running the BRRRR calculator here on BP use the listed price, if it makes sense awesome, if not lower it till it does and then make an offer with that number.
