's comment after you have determined the rental market value you need to plug more numbers in to this "deal" like vacancy, property management, leasing cost, maintenance, etc...Be clear on your criteria of what does represent a great deal for you, and review the numbers.

@James Wise Reminds me of a Dan Sullivan comment, in the beginning of our career we convince ourselves that we would be truly happy if we had 100,000 a year net income.However when we achieve that we become a bit disillusioned, and we convince ourselves that True Happiness is at 200,000 annually.
