Hey BP,I'm hoping to get some advice from investors who have successfully done a long distance BRRRR.I'm hunting for my first investment property and my goal is to do an out-of-state BRRRR for a single-family home.I read @David Greene's fantastic book, and have been following his methodology step-by-step.I'm currently in the team-building phase to have my boots on the ground. 

Generally speaking if a buyer facing this scenario moves forward with the purchase, he/she would want to be sure that SOMEONE ELSE pays for the damages if forced to remove the house, deck or driveway.

I am quite content with a little hunting and fishing and playing some golf at the local muni.

For example what happens if I can not find a cash buyer but I have a property under contract ?

Better to know while under construction then during inspection by a prospective buyer or after a tenant moves in if a fix and hold.- crap happens.

I would definitely ask the buyer for clarifications and more financial information.

I just want to be able to easily find a buyer if a buy if needed.

You should have signed a buyer broker agreement.

I would do this directly not through your agent unless you’ve signed a buyers rep agreement.

If a buyer didn't like them they would be easy to cap and machines could be run in the basement (the norm).
