What is the best way to find buyers for my contracts?

Could be an agent you work with, someone you partner with on a deal, a contractor who can give you advice on projects, or just someone you met and clicked with at a local meetup or here on BP.

I went to UB as well and am now an agent/investor/property manager here. 

My guess is that the broker is being honest with you and she/he does have an all cash buyer.

If you aren't paying the buyer's agent, it will be difficult to get anyone to show your property to their buyers.

Hi Mike,Yes, you can submit an offer without a buyer's agent representing you, but the seller won't save any money as they already have an agreement to pay a certain commission to their agent, which that agent then splits with the buyer's agent.

Im hoping the numbers work out. jijijijiji Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

But, my thought is, if I could do a 3.5% down, and first time buyer financing...is it worth it, to maybe hold it if I did move south.
