Unless the units are going to be remodeled and rent upped or if the units are brand new I'd look for a better deal.

I'm brand new to real estate, so wanted to get some advice before I move on this deal.Here's the rundown:Type: SFR townhome 3bd/3ba 1,642 sq ft.Cost: Upper 280s but I want to get it down to $275,000Financing: 30-year mortgage, 25% downIR: 3.5%Maintenance Budget: $1,500/yearRent: $1,650 Monthly Cash Flow (based on calculations): $233This is in a military town with current military residents.

So being brand new to a community is tough because it sounds like you don't know anyone or perhaps few people there. 

I am considering brand new construction.What are the pros and cons in your opinion, considering this seems to be a high growth area?
