Hey Guys,Quick few questions1 If I invest in a real estate syndication as a limited partner and I was given bonus depreciation year one where I had a $70,000 loss on 100k investment at the time of sale how are the gains calculated taking into consideration depreciation recapture (say 8% Pref yearly).2. if there is evidence of any capital gains can I use a new syndication investment (not a 1031) in another real estate syndication that also gives me a bonus depreciation/losses that same year to offset those Capitol gains?

Secondly, related to the prior strategy, I have increased cash flow on that same property of mine is renting out a bonus room to one tenant exclusively, which they utilized for an office space. 

Yes, one of the biggest attractions to this type of investment is the fact that you get accelerated depreciation thanks to cost segregation and bonus depreciation. 

Maximizing bonus density and exemptions will make most the area around your project hate you, the ones that support you will lack any meaningful way to push your project fwd.Land costs, permitting and all the backend stuff that goes into it, and time will be huge barrier to entry.

All of that is just bonus money!

Look into the ADU Bonus Program before proceeding.

I would like something that has the capacity for both Residential and Commercial properties; online rental payment options with autopay opt-in as a bonus.

I only use airline cards to get the welcome bonus. 

While the ADU ordinance allows for a bonus unit for SFR lots, you should not have a problem with having a second units based on your zoning and lot size, just wouldn't be called an ADU.
