If all else fails, most jurisdictions give you the ability to “bond off the lien” from the property, which usually entails placing cash in court escrow account for 110–120% of the lien amount.....this removes the lien from the property so you can sell/refinance.

If the contributions are allowed pretax, then you have the advantage of income deferral (I am a big defer, defer, die kind of guy, so this can be appealing) but at some point, just like depreciation, you will end up accounting for it. 401K's have obvious limitations.. usually in the form of narrow investment choices that are all tied to the stock/bond/mutual fund market.
