I recently purchased a house in Hamilton, Ontario.Going to convert single (bungalow) to duplex.Would it be possible to advise if there is anything in below that you think is unnecessary for our investment purpose:Ground Floor:- Has all original items but painted- existing old wood floor (narrow wd strips)- existing laminate countertop with old painted cabinets- existing painted base boards- washrooms fixtures are working fine - painted old vanity cabinetShould I leave all items above leave as is?

Not an accountant or cpa but there are many ways to reduce taxable income if you have a business such as paying kids to do some work and make sure you account properly for expenses.

Even worse if you have a smoke allergy like I do and specifically searched for a smoke free building.In our current multi-unit (5 floors) there was a tenant who tried to get around the no smoking building policy by leaning out their window and dropping their butts into our yard (basement apartment with a yard) for my dog and kid to crawl in.
