Charleston is a huge restaurant town and the amount of plastic waste is insain.

The job site inspectors are also friendly and don't try to waste your time with nitty gritty stuff. 

Trust me this is not wasted money.

I didn't really want days to go to waste and was wondering what others were doing in this case :)Are you actually seeing non-locals come in and book up those single nights? 

If I were you, I would call up the contractors and cancel, offer to pay them something for their wasted time on Sunday.

You would just be wasting time and money coordinating 1031.Sec 121 will be applied first before 1031. 

Some would say that's a complete waste of time , but I actually really enjoy it - it makes me happy when a prospective tenant walks in and says "it just feels like happy and cookies in here" (quote from the last open house I did) :)  I do that because I enjoy it and I want my future tenants to see that I care, not because it will necessarily yield the max money. 

If not, at least I'm not wasting my time chasing after them.

Paying 3% to throw it on the MLS is a waste.

cash flow is only to hold on while it appreciates.. buying a property you know wont appreciate at all over time to me is a waste of time and effort.. go for both find an area you have a pretty good idea that things will appreciate then let the tenant pay the house or property off while you make the real money on appreciation.. thats the other side of the coin.. in my mind the only reason to own rentals that just make a few hundred a month and never really appreciate over time other than tiny bit like 2 or 3%  which does not keep up with inflation..
