Yes, there will be more repairs, but the beauty is that you can rent by doors inside the house!  

@Joseph ODonovan The beauty of commercial is that the tenant helps pay for the upkeep of the building - HVAC, parking lot repairs, lighting, and insurance.

They generally devalue the property by 3-5% here because people care much more about the aesthetics of their home than saving $10 a month off their electric bill.

No, that's not impossible to do in a hot market, thus the beauty of direct mail.
