Its bad, and they clearly aren't cleaning the kitchen/bathroom, are leaving food out, etc.In our lease I have a rules addendum that says any bugs/issues due to conditions of tenant would be their responsibility to pay for.A few things I'm interested in doing, and gaining advice for:1. 

My tenants are moving out on one side and I'm planning on doing a quickie fix-up ( floors, paint bathroom ect.). 

The basement apartment is currently being rented for 750 however, its in poor condition in my opinion, bathroom needs work and a few wall/window cosmetics.

We renovated all of the bathrooms, kitchen, flooring paint - basically a complete cosmetic remodel.

Kitchen, flooring, windows, doors, roof, siding, some exterior clean up, new bathrooms, paint, light fixtures, trim work.

Upstairs has a good-sized master with private bathroom. 2 additional bedrooms upstairs with and another full bath.

I have 2 bedroom/2.5 bathroom rental property.

But spent about 35k total on repairs (chose a lot of high end materials) 7.5k for bath 1, 11k for bathroom 2, 8k for backyard, 2 k for paint, 6k for front landscaping and main city line plumbing issue.

Might also remove a drop ceiling in the kitchen and add a light/fan, and/or re-grout the step-in shower in the back bathroom.
