I love it when we want a wall taken down, Contractor comes in and makes it seem like a major project, this is load baring wall bla bla bla ,  its a 10-foot double 2 x 12  OR 2x 10 header, and some 2x 4 for jack and King studs so under 100 bux in material and they say 5k, really it takes an hour, again most people have no idea, and most NOT ALL, GC take advantage.Merry Christmas 

@Joe Tanner Suggest you fine tune your expectations with the PMC and update your management contract with them ASAP.FYI - you may also want to start looking for a new PMC as contracting an outside agent to find a tenant, is a sign that the PMC is doing the bare minimum for you and will everntually lead to a major mistake.Even if someone give you a referral, don’t make the mistake of assuming that PMC will meet your expectations, just because they met the expectations of the referral source.We also can’t believe how many owners hire the first PMC they speak with!

The rates are so good right now and the property values are so high I was able to pull a lot of money out and it barely changed my payments.

The chances are those tenants wont appreciate it, thus you have to do just the bare basics.

There's a lot of information here...I've barely scratched the surface myself.  

The unit is only a 3 min. walk to the red line train station and I'm wondering if the numbers for the 02124 zip code make sense... bare in mind Boston is insanely expensive right now.

I know that a lot of appreciation plays barely break even on cashflow or are sometimes even negative at first. 

What happens if the real estate agent can't sell for what you want and lowers the price to the point where you barely make any profit?

@Clay Owens I think there were a more of us that barely missed the bullet than got hit - and there seems to be a lot that were impacted!

My credit union quoted at exactly 8% of the purchase price not even the loan amount..granted with an FHA theres barely a difference but still....i think i'm going to reach back out to my credit union and get another quote.
