I love it when we want a wall taken down, Contractor comes in and makes it seem like a major project, this is load baring wall bla bla bla , its a 10-foot double 2 x 12 OR 2x 10 header, and some 2x 4 for jack and King studs so under 100 bux in material and they say 5k, really it takes an hour, again most people have no idea, and most NOT ALL, GC take advantage.Merry Christmas

@Joe Tanner Suggest you fine tune your expectations with the PMC and update your management contract with them ASAP.FYI - you may also want to start looking for a new PMC as contracting an outside agent to find a tenant, is a sign that the PMC is doing the bare minimum for you and will everntually lead to a major mistake.Even if someone give you a referral, don’t make the mistake of assuming that PMC will meet your expectations, just because they met the expectations of the referral source.We also can’t believe how many owners hire the first PMC they speak with!

My credit union quoted at exactly 8% of the purchase price not even the loan amount..granted with an FHA theres barely a difference but still....i think i'm going to reach back out to my credit union and get another quote.
