And I don't buy turnkey properties so I am not being sold a line.Obviously is we are talking about 2k a month rentals the 50 percent rule would eat into 500 a month after PITIBut considering all rentals I have and will purchase are from 700- 1100.If I buy the property and it cash flows 500 a month after PITI, it will automatically work in the 50 percent rule.

You should not decide on Investing in a particular place until you educate yourself on what strategy works and then decide what you want.There are a lot of people who will automatically rule out NYC, yet I, @Donald Jeune and a whole bunch of others have not only done well... but we killed it with Investment Properties here in NYC.You can PM me to find out more information.However, that's not to say other strategies which involves cash flow properties in different cities are not a good idea.

If you're a car person you can also install an OBD device and it automatically fetches your odometer reading and adds it to the report.I'm open to some other suggestions to trial also.

2 Issues:I am in UNDERWRITING and now they are asking for CLEARED CHECKS from a private mortgage - Years of History of the Owner Cashing Multiple Checks at One Time - AND the Loan Officer did not disclose a debt before underwriting and now I think my file might be flagged.We have been in underwriting since June with a broker - Freddie Mac Conventional Loan - can be switched to Fannie Mae if needed.We were Expecting a Clear to Close but received a return of the file last week because they were asking about an "undisclosed debt" - WHICH I DISCLOSED on June 23rd to the Loan Officer - that was not calculated in the Debt to Income that got us an automatic approval.

That is, would support functionality for:* Scheduling and communicating changes to all parties automatically, as well as receiving communications (in this manner, normal updates can be handled with emergencies using the phone).* Allow for updating by various parties (that is, drywall complete entered by contractor, etc.).* Allocating costs by project and measuring time (costs may be export to QuickBooks, or similar).* Seeing dependencies to know what must occur first before another can (Gantt charts).I took a look at Asana- that is looking pretty good too!
