If you have a situation where it makes sense to partner, make it a limited time arrangement with a designated exit point and pre-defined exit terms.

It sounds like you want to go under contract but don't have your loan arranged. 

There is plenty of value in the home for a HELOC for my partner to do this himself, however due to an interesting loan arrangement, current (fantastic) financing disqualifies this option.
