To make the arrangement appealing to your lender, you'll almost certainly need a large sum of money.

I recommend having the tenants arrange for a post office box off-site. 

You can then choose a unit that closely resembles yours and base the price on that. 

Usually you arrange that with a neighbor.

I do not want to kick her to the street (she says they have no money left to make new arrangements). 

Or if you hire a contractor, and there is a younger guy in the crew that probably lives with their parents, much easier to arrange.
