Whole-heartedly agreed - Kilz is your best friend.....if it is true hard wood - you do have a choice though.....Start by ripping out the carpet - in a lot of cases - the pad is what is holding a good chunk of the smell....pull the pad & tack strips out - if they are stained....once that's out for a day or so - then you can re-evaluate.....if you're gonna re-carpet - try with the Kilz before replacing the sub floor....you MAY be ok....also - they have a water based Kilz - easier to use than the oil based....JMHO....Thanks - Ken

So if you are getting callers on an ad for a $450 house, they can't afford $550.If, by any chance, they actually do move in at $550, they are already ticked off at you because it appears to them that you lied to them about the rent, and you are taking advantage of them becasue they are poor.

I hadnt thought of using hard Money, and was trying a more convetional/bank Loan at 7%it might just be easier doing a Hard Money loan though.....i know my Networking group gives each other better rates then whats typicaldefiantly opens up some other optionsThanks a lot for your help

As to a company named just PIRE Inc Mr Marquez was head of that dating back to Feb of 2000, and that was based in Lemont, but that was "INVOLUNTARILY DISSOLVED".Not that it helps any, but there ya go.HouseBlues does not appear to be registered for business here in Illinois.

I'm guessing it would be pretty easy for the landlord to get the lein thrown out but it may be even easier, cheaper, and quicker for him to just pay the lein instead of fighting it out.

You just have to call the listing agent and ask if its still available.Eventually, they do get marked as sold, and the sold price appears, along with the concessions.
