One of the big risks that upon have is that if a probate is opened, your ability to control the deal will be reduced, perhaps radically if a court order confirming sale is required.

Has the admin opened the probate, been assigned as Admin by the court/given powers?

By the way this would likely vary by state law and likely court precedents.

Rinse and repeat every week.Even when being careful you can get burned as a newbie at the auction... just watch for red flags in the court docket for these properties.  

Self-help eviction can get you into hot water with the court and possible hefty fines.Your mistake was waiting to file eviction right away and listening to the sweet talk of a tenant.

This is appealing because we KNOW the neighborhood, we KNOW the market and the demand.  

So if you get to the contract state, a few minutes of court record sleuthing could be worth your while.

But they are not that appealing anymore as people are putting them in even for low end houses.

Go to your county Clerk of Superior Court (property records division) and get a copy… for FIFTY CENTS.
