I supplied maps that showed features like grocery stories, transit, etc. and superimpose them around my target area.Also, it is helpful to play with some monte carlo simulations to show investors the odds of your profit estimates being correct.

I let my contractors supply all the building materials -- lumber, fasteners, paint, Sheetrock, wire, fittings, etc.As for staging materials, staging shouldn't affect the list price of the property.

I'd be really careful about "converting" bedrooms - if you do it properly, you're going to need permits & licensed tradespeople - each bedroom needs Hvac supply & returns, the walls will need outlets & you would probably need windows big enough for "egress" in both bedrooms.

I would not risk leveraging up to the hilt and then find out.The increase in rental supply from the VC's should begin to balance the market at least.
