The old owner lived through the Great Depression era and there is no doubt in my mind that there are more hidden treasures in this house.

Partnerships can be awesome cause they allow you to do bigger projects and more projects but keep in mind that while you might get 50% of the massive profits your also carrying 50% of the risk and debt that it takes to go after the bigger payouts.

Also, I was just there and the one thing you must keep in mind our you flipping to resell in the Puerto Rico population or to the population in the US? 

Depends what number they had in mind and how close they were to it.

If you don't mind me asking, what are the systems you have in place to mitigate some of the risk of investing out of state?

Would you mind elaborating a little on the infrastructure you have in place for managing tenants, and what kind of unique things you're seeing for maintenance?
