I want to open up a kitchen, gut two bathrooms, get rid of a 35” x 35” closets, and open up the basement (where I have a couple of walls, floating ceiling and carpeted flooring).Your opinion would be greatly appreciated.

Background: just purchased a 15-unit (SRO type units with all utilities included in rent) apartment building in Central Florida.Current HVAC is comprised of window air conditioners and wall gas heaters.  

Need a drawing for wall removals and LVL specs to open floor plan.

I'm wondering why people don't charge rent/room instead of charging rent / entire house. 

I (contractor) also, have to removal the retaining wall to give them access to complete the process (cost $4,252).

And, the one thing that always made me worry about just this scenario...food spills under fridge, stove, and walls where trash cans are.

If you are in a high tech community like Mtn View, CA the tenants do not mind Cat-6, wanting electric car chargers and will pay a premium.

We would fill in a 3/4 wall and add a deadbolt lock door to separate the two spaces, leaving the first half with the 3 secondary bedrooms and 2 bathrooms with the kitchen, family room, and laundry, with a garage door entrance. 

Sorry I didn't explain it correctly--the holes are under the sink, but they're on the back interior "wall" of the vanity as you look in through the doors, not on the bottom underneath the pipes.
