If this is going to be your only place there (and the renovations aren't huge), I'd suggest taking a two or three week vacation to Orlando this year to oversee the project yourself :)Good luck!

We are having a hard time finding an insurance company who will provide any policy for us to be able to use the property as a vacation rental with stays less than a minimum of 7 days.

Do you offer vacation home, DSCR, or non-primary home loans? 

Is it a vacation type area, business, both, or utilitarian where people stay weeks or months to live there?

"  Upon RESIDENT’s vacating the premises, OWNER/Agent may withhold from the security deposit only such amounts as are reasonably necessary to remedy RESIDENT defaults including, but not limited to, the following: to clean the premises, if necessary, upon termination of the tenancy in order to return the unit to the same level of cleanliness it was in at the inception of the tenancy,According to Avvo, some attorneys say you can't deduct for something that looks clean.

As far as vacation rentals go, we should be able to get you rental history and income on most properties.
