It has many tenants such as full size gym, yoga studio, NEW full outdoor area for pickleball, ju-jitsu, and other recreational programs that renting (16 total units - currently 9 are occupied).

I'm going into my 7th year and I have only had 2 evictions at this point - but with both of them my maintenance team checks on the unit every 2.5 weeks until the tenant has completely moved out so that we are keeping an eye on the property and making repairs as needed for a QUICK turn over for new tenant (goal is a less than a 24 hour turn over period)!

In Columbus, we take all of these issues you just mentioned and build a stacked triplex that has high density (42 dwelling units an acre), public utilities, higher rents per square foot, cost per unit under $115k basis for the investor (not $300k for a single family) and that is attached here.
