What is your intended occupancy status of the home and how much reno conversion experience do you have if this is for an investment route?

Perhaps these some things you could help with to get some experience if you're interested.  

I can remember my college microbiology class where the first experiment was the professor having us bring in samples of cleaning agents (i.e., bleach, ammonia, popular cleaning solutions "guaranteed" to sanitize etc.) spread on Agar plates that were then incubated in a warmer. 

In my experience, best case scenario you get 2 years out of each group as they're usually only looking to rent for Junior/Senior year.

The experience you will gain and making a calculated decision (which you clearly are) will be incredibly valuable in my opinion. 

On the other hand, I feel one of the main advantages of passive investments (via syndication/crowdfunding) is that I can hire a manager who has years more experience than I can ever hope to obtain myself.

I would love hearing your thoughts and experiences in how to negotiate and what are the best options to sweeten the pot in a SF deal.  

I'll stand by and listen to others experiences on this because I find myself wanting to defend the idea when really I started the thread in order to learn, not teach :)  Thanks all.

I think the reason is my lack of education and experience in this topic of investing.
