I know some people like what I am going to describe as "whiz-bang" webtools. 

Based on peoples experiences in MTR in Denver area, is it a good idea to turn a house into MTR, especially of such size?

My favorite example, is how out of state people “remember” how Vegas rents crashed and vacancy was “100%” and everyone lost their properties during the late 2000’s financial crisis.

There is no "secret sauce" to raising money, its about getting in front of as many people as possible. 

What will make people want to choose your park over others? 

So if I am understanding you correctly...I need to scale and have people working for me and THEN the business can become more valuable because its not so much the client (owners) are loyal to me personally but moreso they're loyal to the business and how it operates... 

My experience here in Sac is people looking for the place but their voucher is not yet ready, I had to turn down handful of tenants that were not ready but wanted to rent my place. 

I'd have to double the security deposit, raise the rent by 20%, and double the cleaning fee to even make it worth considering-- which I would if people were willing to pay but the market doesn't support those prices.

His new business model is basically based on him helping people flip houses and he’ll help maximize their profits so if this got out that he screwed me out of the deal if made and brought to him it’s Ruin his credibility.
