Starting out on a new venture in Nevada, any advice on good sources of Seed Capital that may be exclusive to Nevada?

Best marketing strategies for businesses with small capital, we all know with no leads there is no business.

Given carrying costs and transaction fees, along with the amount of capital you would have to tie up, if you do not your anticipated ARV at sale you could be in trouble. 

On top of the expenses I already listed I would like to avoid capital gains taxes on the sale. 

You can go th owner-financing route, the BRRRRRRR (always so many R's) route, etc. to try and minimize the amount of capital to have contributed to the property. 

There is no such thing as a nation wide RE market. 

I have now decided that I want to do direct mail marketing in order to generate deals that I can buy and hold via seller finance,  or lease option,  or wholesale,  to raise capital for my buy and hold goals. 

I need to to start wholesaling basically for lack of another option bc of credit and capital issues.

Though, it doesn't have national tenants, it has mom-and-pop and it's at a traffic light intersection.
