If 10 people are looking at a neighborhood to buy a house and everything is pending and only a few are on the market at prices higher than what recently sold, if I put mine on $20K or so below the last sold comps and market it as a "handyman special," "sweat equity" deal, or "Motivated Seller" opportunity, one of those 10 people owns some tools or is willing to go buy them in order to get a house into escrow today that has some built in equity if he is willing to do the work.

@Kevin Siedlecki if sellers need to sell they won't care about your credit If they just want to sell they will not sell it cheap enough for it to be a good deal You are looking for people that are motivated sellers Not people that just say they are motivated and then ask retail value for their house

The realtor has held an Open House, we've dropped the price twice already, in the description we say that we are super motivated, so people know I am negotiable but still nothing!

I helped him to prepare for multiple specific phone calls before they were made, anticipating the situation.I cheered him on when any small thing was done right.I showed him how devastating lack of skills and preparation were to both of us.I gave him a lot of training material.I made custom material and videos for his situations that he was facing.We brainstormed other ways he could improve and have fun at it (watching American movies for 'lingo')'Now, he's motivated every day.
