TLDR: I'm buying out my house from my ex-boyfriend in Seattle (King County), Washington and I'm struggling to find what the REET if I'm buying my ex's stake in the house.

I have a nice hi-rise condo unit and I get tons of companies asking if I do MTRs for Visiting Nurses, Tech Professionals, etc.My place is positioned near a number of large DC Metro Hospitals, but since covid work-from-home and recent lift of Eviction Moritorium, I have had few people with jobs, but a ton of people recently evicted looking to rent my place.The one viable group - visiting nurses has been excluded because my HOA will not allow short or mid-term rentals (anything less than one year is a No-No).They claim too many transient tenants cause excessive wear and tear on the property and too many people using resources like the gym, or pool or common areas.I think that's a lot of horse waste!

I'm particularly passionate about Long Term Rentals and to learn the strategies to be successful in 2024.Outside of real estate, I enjoy to travel all around the world to meet different cultures and also do jiujitsu as a hobby.Excited to learn and connect with you all!

Our neighbor told us they plan to sell their house and we are interested in purchasing it.

I have made a Bridge Loan to them on their Pueblo Springs Apartment project--they are passed due in paying off the loan and are not responsive with information to resolve that situation.

My wife and I approached him to discuss buying it from him since it is simply sitting.

My thought was that it would be best if she does the primary STR work and log her hours and ensure that she spends more time on the STR than I do (at least officially logged hours... since I will most likely always be thinking about the STR... haha).
