I seem to be a wee bit scatterbrained with all the possibilities and strategies so any and all advice is welcome.I live in Los Angeles county, but am thinking of investing in either Big Bear Lake as a vacation rental / AirBNB or doing a BRRRR somewhere in the Midwest.

I used a HELOC from a lake house rental I have fixed up over the last 4 years and have gained a decent amount of equity.

I am evaluating a property in Renton closer to the Seattle border (close to Lake Washington), and have a question about the rental potential and quality of tenants in that area.

I am specially interested in Miami Gardens or Miami lakes.

There’s a giant mining pit next door that has been talked about being turned into a lake since a river runs next to it.  

I am in the process of Buying a SFH in the above area and I need to decide between BRRRR or a Flip.
Does anybody have an opinion on the future development of this area?Meir

Hi Matthew,That seems like a strange situation, but it might not be.A lot of larger complexes will share names in different cities (The Lakes, city X California, and The Lakes, city Y Arizona for instance.)If you are interested in the offering you might want to call them and ask about it.Good Luck!

Once you figure in mortgage, interest, taxes, and insurance I am not finding I have a ton of room in there that I could lower my rent by a substantial amount, say 30% reduction, would hurt pretty bad, especially if it was across the board on all your rentals and YOUR lifestyle depended on keeping cash flow at a certain level.Luckily I have paid cash for all my long term rentals so I would have it easier than someone that has all mortgages.I have a vacation rental on the Lake.
