What you would do is have the buyer sign an "assignment of contract" which will outline that they will taking over the buyer position in the original contract for a certain fee.

If a seller (A) has a property he MUST SELL, or I find a great price on, then I (B) will ask him to sign a "Option to Purchase" Contract for our preset price, lets say 4m.

So once you have the buyer agree to your offer and he signs the contract and sends it back to you that means the property has gone "pending".
