Unless you have an Asian theme going I'd get rid of it now while the timing is right.And a floor scraper is better than a little jackhammer, it'll save you time.

I'm also trying to keep my eyes peeled for properties that require some rehab (kitchen/bath/flooring/etc).. not major projects.Details: -I have set aside $350k of expendable cash, and I'd like to leverage this. 

Don't get me wrong there are plenty of lazy retail brokers out there, I run into a bunch of them every day, but the vast majority of locations I see sitting for along time are simply less than desirable because of the visibility, ingress and egress, or something else all together. 

I also can't afford to own in the side of town that I'd like to be in (Cary/Apex) but can afford to rent (my children were recently accepted to schools in this area). 

@Kyle JosephThere are plenty of models out there.Many are free or low cost.The real issue is knowing your market - rents, vacancy rate, expenses etc.The magic is NOT in the model but rather the data one enters into the model.Agree with @Chris Seveney

I'd pay a GC to walk the exterior with you and give you his opinion.

I am sure there will be plenty of information released about how to proceed before the July start of the new regulations.

So if you buy in the right community and have a home that offers an experience that the kids and parents will creat memories, there are plenty of opportunities for you to capture business.
