Do it independently and purchase wholesale, rehab, and get a great PM lined up ahead of the game.  

I have not found insurance for an LLC to be particularly more difficult than for me as individual but if you use one of the big brand insurance companies some don't like to write those kind of policies so you have to find an independent insurance broker to write the policy.

I have no real estate investing experience but I find the subject extremely fascinating and viable in regards to creating greater financial independence.

Such things should be in your (IC) Independent Contractor agreement you signed when you joined a brokerage.No legal advice given. 

My realtor did what she could to help guide him, but it's harder now that they're supposed to be more independent.

@Andrew Postell So would you recommend going to banks directly, or are independent mortgage brokers good to use as well?

This doesn't make sense to me, should we just hire an independent appraiser to go over our portfolio so we know our true equity position. 

I have had both of them plus and independent general contractor walk the house and point out any issues and they have all been addressed so if they do come up with something I have multiple people that will refute their opinion.

How about an independent broker so that they don't need to be registered and share profits with an external brokerage?
