I’m going actively search for a partner who will fully fund the deal and see if I can make this deal work.

I also actively look for great insurance companies that have an “appetite” for providing insurance for investors.

It is also easier to get investors since you can get anchors or nationals as your tenants.When screen tenants, you're analyzing their financials instead of a criminal background check. 

@ahmed sublaban Hi Ahmed, since you should have access to the local MLS, you should be able to click on the APN number if the party is active to retrieve the owners mailing address from the tax records.   

Unfortunately as you have found, few carriers offer this coverage any more due to fraudulent activity 10 years ago.

If the tenant has an active renters insurance policy, most likely, their policy would handle the displacement.
