We have some capital to work with, but would really be interested in finding out if this is a great way to go. 

I have several commercial transactions pending and as recently as this week clients are obtaining much improved terms:- 25% down on a 20+ unit apartment complex at 5.5% Down 25 year amortization. - 25% down on a 20k SF Warehouse at 6% 25 year amortization. - 30% down on 200+ storage unit complex Earlier this summer those rates were approaching 7.5-8%We anticipate a very active fourth quarter. 

I would be grateful for any tips and guidance you would be willing to share.

It’s been an incredible journey of self-managing the property—living in one of the units for three years and gradually renovating three out of four as tenants turned over.

This is easier and cheaper that doing a double close.  

I would check out the long term strategy as well (But have a clause that you can terminate the lease if you sell the house). 

This year, I’m looking to really get the ball rolling with a lot more volume.

I have a property on Kauai that is up for refinance this next year.
