Duplex that will rent out at 3k each side, 1.5k each ADU.

Learn from the mistakes but there will never be all the information to make a 100% risk free decision.

If the tenant identifies an area of moisture that may be causing growth we immediately address the source of the moisture, replace and damage building material (usually dry wall) and or use mold cleaning solutions/mold blocking primers as required. good luck
