This is how I got into real estate investing but there are other creative ways to get into it too.    

The small 2 bedroom 650 square foot home is nowhere to be found in the city records, yet has been around for 50+ years, and used as a rental property at the rear of the property, behind the primary house.  

Found a property for 32k in an area where there is high demand to rent could charge 1800 a month for a 3 bedroom.

Rentals in the area are charging about 1000-1400 per bed room (I like to relate price to bed since student rentals here kind of revolve around that Idea and seems to be a significant factor.....how much does Mom and Dad need to pay to keep Johnny UCSD student Housed. 

I like inexpensive 800-1200 ft2 2 bedroom/1 bath brick houses built post WWII with forced air furnaces, low slope and simple roof starting 15 ft off the ground, neat little chain-link yards.

The units are 1 bedroom, 1 bath. 

Here is the current picture.I found a property that is for sale, the owner is asking $55,000 with lease option as a possibility, it's a single family 2 kitchens, 2 baths, 3 bedroom, but the property is zoned 2-Family Residential and can be split into a multi-family split-level apartments.

I recently bought a 1500 SQFT house with 3 Bedrooms and 2 Full Baths. 

I hope to house hack, living in the first floor (2 bedroom) and renting out the second floor (2 bedroom).
