Joe, what John is saying is to allow "B" to place lien (2nd position) on the house until you fulfilled your promise  "invested plus a certain percentage".  

This means I will hit the limit of 4, after which most banks will not issue more loans (even though Fannie Mae allows up to 10).

Either way, I would be looking to have the rent at least cover the mortgage payments, allowing me to save up for my next buy and hold (of course after paying for taxes/insurance/ repairs etc.)

Since you allow people people without the credit or means to buy.

Since only small pets are allowed.

Not only that, but the marijuana boom in Pueblo hasn't hit, as they aren't fully allowing dispensaries.

I would absolutely talk to zoning to see if what you are wanting to build will actually be allowed.

First check with your local banks to be sure they allow that.
