Houses done in Fremont, which was a hot area at the time (still is) grossed the most & people were willing to overpay for that area and we were able to capitalize on crazy housing appreciation between close of escrow (when work officially started) --> off market date.

You can publicly search taxes through the county but they will not notify you if the customer hasn't paid.Remember to make your note official; have it in writing, signed and notarized by all parties, filed with the county, and place on the title of the home.

Does anyone have any advice as to how I could officially do this so I can get a good estimate on wood would need to be done.

I would never respond to buyers requests for repairs that aren’t on an official addendum that says do this or the deals off. 

Closing Costs: The cost and fees associated with the official change in ownership of the property and with obtaining the mortgage, which are assessed at closing or settlement.

The building official said it was no big deal and he would work with us after we bought the house.
